Hardwood Floor Maintenance Guide

The short answer
Hardwood floor maintenance in Calgary centres on three things: keeping the finish intact (the finish is the barrier between the wood and the world), managing humidity (dry air causes gaps between boards), and preventing scratches (the finish degrades from abrasion). A well-maintained hardwood floor lasts 50–100 years. A neglected one needs refinishing every 5–10 years.

Daily and weekly habits
- Sweep or vacuum regularly
- Grit and dirt are the primary cause of finish wear. Sand particles underfoot act like sandpaper with every step. Sweep daily in high-traffic areas, vacuum weekly everywhere. Use a vacuum with a hard-floor setting (no beater bar).
- Wipe spills immediately
- Water is the enemy of hardwood. Even a polyurethane finish is not waterproof — it is water-resistant. Standing water penetrates at seams, edges and worn areas. Wipe spills within minutes, not hours.
- Use furniture pads
- Every piece of furniture that touches the floor needs a felt pad underneath. Replace felt pads annually — they collect grit that scratches. For heavy furniture, use wide-diameter pads to distribute the weight.
- Remove shoes at the door
- Outdoor shoes track in grit, salt and moisture. A no-shoes policy in the house is the single most effective scratch-prevention measure. Place a doormat at every exterior entrance — two mats (one outside, one inside) are better than one.
- Maintain humidity
- In Calgary, hardwood floors gap in winter as the boards shrink in dry air. Holding humidity at 30–35% through winter reduces gapping significantly. A whole-house humidifier is the most effective tool. Gaps that appear in winter and close in spring are normal seasonal movement.

When to refinish
- Screen and recoat
- When the finish looks worn but the wood underneath is not damaged — scuffs in high-traffic areas, dullness, minor scratches that do not penetrate the finish. A screen-and-recoat lightly abrades the existing finish and applies a new topcoat. It takes 1–2 days and extends the floor's life by 5–10 years.
- Full sand and refinish
- When the finish is worn through to bare wood in traffic areas, when there are deep scratches, stains or water damage, or when the floor has been refinished multiple times and the finish is building up. A full sand removes all existing finish and a thin layer of wood, then applies a new finish system. It takes 3–5 days and restores the floor to like-new condition.
- The 10-year test
- If the floor has not been refinished in 10+ years and shows visible wear, it is time. If the floor was refinished within the last 5 years and the wear is minor, a screen-and-recoat is sufficient. If the floor has never been refinished and the finish is original, a full sand and refinish is likely needed.

- Can I use a steam mop on hardwood floors?
- No. Steam mops use heat and moisture that penetrate the finish and damage the wood underneath. Over time, steam mopping causes the finish to cloud, the wood to swell, and the joints to weaken. Use a damp (not wet) microfibre mop with a pH-neutral cleaner instead.
- How do I fix a deep scratch in hardwood?
- For scratches through the finish but not into the wood, a screen-and-recoat (abrade the existing finish and apply a new topcoat) is sufficient. For scratches into the wood, the area needs to be sanded to bare wood, stained to match, and refinished. Deep scratches across a large area are best handled by refinishing the entire floor.
- Will hardwood floors increase my home value?
- Yes. Hardwood floors consistently rank among the top features buyers look for. Quality hardwood floors in good condition add measurable value — typically 2.5% of the home's value. The key is "good condition" — worn, scratched hardwood can be a negative. Maintenance is the investment that protects the value.
